In 1987, Richard began his real estate career in San Francisco with Asia Pacific Groups. Soon after he was managing the day to day operations of the company and finally, as vice president, was responsible for recruitment, training, and quality control for the busy real estate and mortgage company. Proficiency in Japanese was helpful in the diverse market of the San Francisco Bay Area. Moving south to Silicon Valley in 1992, Richard helped launch Nationwide Funding, a successful Mortgage Banking operation before buying Sterling Properties in Foster City in 1997. In 1999, Richard joined Today Sotheby's International Realty (formerly RE/MAX Today) as managing broker and founded its subsidiary, Delloro Financial Services, acting as CEO.

Richard takes a consultative approach in working with his clients to achieve their financial and investment goals.His approach in evaluating his client's needs and capabilities, defining suitable objectives, and developing and executing effective strategies to accomplish those objectives, distinguishes him from other professionals in the industry. In addition to his work with local clients, Richard has developed special expertise in working with international individuals and entities in the identification and acquisition of investment and residential real properties in and outside of the United State RIchard worked to cultivate relationships with lending institutions which provide financing for foreign investors interested in domestic property as well as domestic investors interested in purchasing properties outside of the United States.

Throughout his career, his commitment to integrity and professionalism and his philosophy of bringing value to his clients has won him a loyal following of past satisfied customers and Realtor associates. Richard is very active in local community outreach as part of his desire to give back to the community in which he lives and works. As former Chairman and continuing member of the board of directors of  Habitat for Humanity Greater San Francisco, Richard has worked diligently in growing that organization since 1998 and celebrated the construction of over 100 homes for very low and low income families in San Mateo, San Francisco, and Marin Counties.
